  • Widening Price Gap: The average house price for homemovers is almost 60% higher than for first-time buyers, a gap that continues to expand annually. This disparity leads 22% of second-steppers to anticipate needing financial support from family.

  • Reliance on Mortgages: With average deposit values falling, homemovers are increasingly dependent on larger mortgages. Data shows a rise in borrowers taking on more than 75% loan-to-value (LTV), indicating a strategy to bridge the gap through increased financing.

  • Location Matters: The perception of moving costs varies regionally, with Londoners feeling the impact more acutely than those in Wales. Furthermore, most people prefer to stay local, with 65% unwilling to relocate more than 10 miles.

While affordability has shown some improvement due to wage growth surpassing house prices and a softening of interest rates, the overall market outlook remains uncertain. Demand, however, appears to be paused rather than absent. Experts suggest that once the picture on rates and policy becomes clearer, the market could find a stable base for future activity.
